Primed for Development
Companies moving to Crossroads Commerce Center will enjoy the benefits of level, ready-to-build land with minimal topographical constraints and excellent soils. In addition, ample water and wastewater capacity is reserved exclusively for industrial and commercial development. The starting purchase price of $2.50 per sq. ft. for industrial development and $7.50 per sq. ft. for retail/commercial development is inclusive of all infrastructure improved to the site including water, waste-water, high pressure gas, electric, redundant fiber, arterial roads and rail if required.
Sites Ready for Immediate Development
Because timing is typically of the essence, it is critical that industrial users select a site that is ready to go with all infrastructure fully planned and approved. It is also important to choose a site in a location where the approval process is predictable as well as quick.
Our land is fully entitled and zoned and all utilities and roads for the first two phases of development are already completed, making hundreds of acres within these first two phases readily available for immediate development. Other sites in Northern Nevada may still have several outstanding issues to resolve including a variety of flood and environmental issues, extensive dirt work, infrastructure requirements, water and zoning issues. Prices being quoted for these sites often do not include the costs of the necessary off site improvements, impact fees, and for many of these sites, the jury is still out as to what the true costs of infrastructure will be and who will foot the bill.
