Essential utilities offer dependable service at competitive prices.  In addition to the exceptional proximity to I-80 and several other major interstate highways, Crossroads Commerce Center’s ability to provide both the Union Pacific Railroad and the Burlington Northern Santa Fe Railroad service makes it the ideal logistics location for industries of all types.

Easy Transportation
The existing arterial roads in Crossroads Commerce Center provide access to several hundred acres of land where mainline rail with UPSP and BNSF service, electric, high pressure gas, municipal water and wastewater systems, redundant fiber optics, and telephone services are available to all sites and connection points. East Newlands Drive, the main entry arterial directly off I-80, is a 100-foot improved right of way with five lanes. All roads within the Crossroads Commerce Center are designed for heavy truck traffic to accommodate a wide variety of industrial users particularly those with major distribution components. Crossroads Commerce Center offers immediate and easy access to I-80, U.S. Hwy 95 and U.S. Hwy 50. The Union Pacific mainline rail track runs through the property, which is a huge advantage when shipping by rail.  

Water Availability
Water, one of the most precious commodities in Nevada, is readily available throughout the industrial park because Crossroads Commerce Center is located above a large aquifer. A large portion of the 10,000 acre feet of water rights in Fernley is reserved exclusively for the development of industrial projects within Crossroads Commerce Center.  The elevation of the entire commerce center is well above the 100-year flood zone, unlike many other areas of Northern Nevada and the western region.

On-Going Offsite Improvements
Short-term future off-site improvements include the reconstruction and enhancement of the existing I-80 interchange in East Fernley (Exit 48) and the construction of a third I-80 interchange (just recently approved and funded) which will ultimately connect directly with U.S. Hwy 50. U.S Highway 95 will be widened adjacent to Crossroads Commerce Center and a new arterial road will run through the property connecting I-80 to U.S. Hwy 50. Partners in these off-site infrastructure projects include the Federal government, Nevada Department of Transportation, Lyon County, Sierra Pacific Power Company, Southwest Gas Corporation, SBC, and Fernley Town Utilities.  

Affordable Utilities
Municipal water and sewer services are provided locally to all areas of Crossroads Commerce Center by Fernley Town Utilities. Electricity is provided by Sierra Pacific Power Company, high pressure natural gas by Southwest Gas Corporation, and telephone service by SBC.

The state’s utility companies make use of various sources for producing energy. Natural gas, coal, and hydropower, combined with purchase agreements, provide a variety of options for delivering highly dependable service at the lowest possible price. Power companies offer cost-based time-of-use rate schedules for commercial and industrial customers, helping them save on their energy costs by coordinating their heavy-load consumption.

Crossroads Commerce Center also offers Transmission Level Service for high energy users which allows the industrial user to take bulk electrical or gas service directly from the high wattage or pressure line, stepping it down as needed to service their facility as opposed to having the electric or gas company do it for them and charge a higher price. This can represent a substantial savings of up to 7.5%. Crossroads Commerce Center is also exploring several options for additional alternative energy sources including solar, geothermal, wind, biomass and others, which will provide our industries even greater cost savings in energy.

Nevada ranks second only to California in the development and use of its geothermal resources for producing electricity. According to the Nevada Commission on Mineral Resources, there are currently 14 plants at 10 locations in the state with a total rated capacity of 236 megawatts (MW). A large portion of Crossroads Commerce Center is designated as a Foreign Trade Zone, enabling substantial savings on expenses by reducing custom duties and state and local ad valorem taxes. Any business that imports or exports or manufactures using foreign components, warehouses or distributes international products can benefit from the reduced expenses of the Foreign Trade Zone.
